Miami is not a place where a window covering is only decoration. Air conditioning is 28% of a Florida home’s total energy use, against 2% in Maine (U.S. Energy Information Administration, RECS 2020), and 30% of that cooling load comes through the windows (Florida Solar Energy Center, UCF).
76% of the sunlight hitting a standard double-pane window comes through as heat (U.S. Department of Energy), and cellular shades cut solar heat gain by up to 60% during the cooling season (U.S. Department of Energy).
That is the whole argument for picking the right fabric instead of the prettiest one. On a west-facing living room in Brickell, a 3% openness solar screen and a 10% openness screen are two completely different rooms in August. We bring the swatches and hold them against your actual glass, at the hour you actually use the room.
If you live in a condo, read this first
Most of our work is in buildings, and buildings have rules. A board “may require the unit owner to adhere to an existing unified building scheme regarding the external appearance” (Fla. Stat. §718.113(5)(c)).
In practice that usually means the side of the shade facing the street has to read white or off-white, and that you need written approval before installation. Before we order anything, we ask your building for its window covering rules and build your quote to match them. You get a specification sheet with fabric, color, exterior-facing liner and hardware, in the format your association asks for.
Nobody wants to pay for twelve shades and then be told to take them down.

Do I need HOA approval for new window treatments?
In most Miami buildings, yes, and Florida law backs the board on the external appearance of the building (Fla. Stat. §718.113(5)(c)). We ask your association for its rules before ordering and give you the specification sheet in the format they ask for.
Who installs the window treatments?
Our own team. The same people who measured your windows are the ones who come back to install them.
How long does it take?
